In the year 2021, the Dubai property market saw a rise of 74.77% in sales transaction volume, and in comparison to the 2020 increase of 110.19% in value. The last quarter of the year 2021 recorded the highest value of sales in 12 years, property sale of AED 151.7 Billion was registered. According to Property Finder, there were 61,241 real estate sales transactions that took place.
Of all the transactions 59.6% were transaction of sales for secondary properties and sales of 40.4% was recorded for off-plan properties. Approximately the volume of a sales transaction of secondary market was for 36,480 properties and off-plan properties were almost 24,761, costing around AED 105.56 Billion and AED 45.5 Billion respectively.
Even with the pandemic, the prevailing Dubai real estate market did not see a decline in the sale of properties. Investors were as interested as ever that broke all records. One of the impactful factors for this growth in sales also came from the Dubai Expo 2020 real estate market of emirates had record-breaking sales transactions.
According to reports Dubai Marina had the highest sales volume amounting to AED 28.6 Billion worth of transactions. Other areas that had a high impact and were popular in this sales record were Palm Jumeirah, Burj Khalifa, and Business Bay. These areas witnessed very high sale transaction value.
The Dubai Marina area saw the highest number (7,968) as well as the highest value (Dh28.6 billion) of transactions, the report said. Palm Jumeirah (Dh26.6 billion), Hadaeq Sheikh Mohammed bin Rashid (Dh15.8 billion), Burj Khalifa (Dh14.2 billion), Business Bay (Dh13.19 billion) were the other areas that saw the most transaction value.
Around 35 real estate projects were completed in 2021 amounting to around AED 11 Billion and 319 projects are already in progress. There was a registration of 602,714 Ejari contracts. A total of 6168 permits were issued last year.
As per GCC registrations, 6897 investors invested about AED 16.88 Billion in 2021. There was a large number of foreign investments who made around 51,553 new investments amounting to around AED 99 Billion. Statistics issued by DLD also mentioned that 17,705 women invested around AED 38.4 Billion in 2021, which was a considerate increase of around 72%. Department of Municipalities and Transport issued a statement wherein it was mentioned that there was AED 11.6 billion of mortgages and AED 4.6 Billion in cash sales during the last quarter.
